Controlled conditions required for specialist roof coatings

TGC Structural, established in 1967 and providing construction services throughout the Pacific Northwest, were contracted to apply a new waterproof coating to a large flat roof on a school in Oregon.

The coating needed to be applied in controlled temperature and humidity conditions. As the works were scheduled during winter, exposure to low temperatures and changing weather created a significant risk to programme and coating performance. A temporary roof constructed from scaffolding was initially considered, but would have been extremely costly and taken weeks to construct.

Traditional solutions such as scaffolding and shrink wrap were considered, but these would have required several weeks to install and involved substantial cost, making them impractical for the project.

Six connected modules creating a movable controlled enclosure

Njordair immediately supplied two 16′ x 46′ (5m x 14m) Constant Air modules from UK stock, despatched via air freight so TGC had a controlled working environment within one week. A further four 14m x 5m (46′ x 16′) modules were then custom-built.

The six modules joined together created a dry, temperature-controlled area 96′ long x 46′ wide. As the specialist coating was applied to each section, the system was deflated and repositioned across the roof. The tent was custom-built and colour-matched to TGC Structural’s corporate identity.

Multiple modules were connected to form a large enclosed structure, which was then repositioned in sections as the coating works progressed across the roof. This phased approach allowed continuous productivity while maintaining the required environmental conditions.

The system was delivered rapidly, with initial units air-freighted to site to meet programme demands, followed by additional modules to expand the working area.

Compared to traditional temporary structures, the system provided a significantly faster and more flexible solution, with the added benefit of reusability across future projects.

Winter roof works kept on programme

The Njordair system enabled the contractor to maintain the required temperature and humidity conditions for the coating application, ensuring correct product performance.

By eliminating delays associated with scaffolding installation and reducing weather-related disruption, the project remained on programme despite winter conditions.

The ability to move the enclosure across the roof also improved efficiency, allowing works to progress in a controlled and continuous manner.
